Two ways to reach your goal

Cash as you need it.
Or all at once.

What is a HELOC?

Think of a credit line backed by your home. You can borrow, pay it back, and borrow again within a set limit and time. Its rate usually can change. That means your payment can change, too.

What is a home equity loan?

You get the money all at once and pay it back on a set schedule. Many have a rate that stays the same. Some rates can change. Once you pay money back, you cannot borrow it again from that loan.

Both loans use your home as security. If you cannot repay, you could lose it. If you have a home loan now, you usually keep paying it and add a second payment.

Start with how you need the cash

HELOC or home equity loan: what’s the difference?

A project in stages? A HELOC may fit. One big expense? A home equity loan may fit. Then compare the rate, fees, and payments. The right choice depends on your plans.

Want to compare a cash-out loan, too?

Keep the loan you like

Can I keep my current mortgage rate?

Usually, yes. Your first home loan stays in place. The new loan is separate. If your first loan’s rate can change, it can still change as planned.

You have a new payment, rate, and fees on top of your first loan. A cash-out loan works differently: it replaces your first loan. Compare all the payments and costs.

What would I pay?

It depends on what you borrow, the rate, fees, and time to pay it back. A HELOC payment can rise. Make room for both the new payment and your current home loan.

01 / PAYMENTS

A HELOC payment can rise when its rate changes or the borrowing period ends. Ask how much you must pay back and when.

02 / FEES

Ask what it costs to open, keep, and close the loan. Some fees apply even if you do not use the credit line.

03 / ACCESS

A lender may freeze or reduce what you can borrow in some cases. A big drop in home value is one reason. Do not count on unused credit as guaranteed cash.

Your home backs the loan

If you cannot repay, you could lose your home. Paying off other bills with this loan moves that debt to your home. Check the full cost and time to pay it back.

Start with your equity

How much could I borrow?

Equity is your home’s value minus the debt on it. You may be able to borrow part of that amount. Your home’s value, what you owe, and loan limits all matter.

Start with what your home may be worth, what you owe, and how much you need. Brandon will also check your credit, income, debts, and state to see which loans he can offer.

Common questions

Your home. Your plans. Your questions.

Do all HELOCs work the same way?

No. Most rates can change. Some loans let you lock part of the balance at a fixed rate. Some start with payments that cover only interest. You still owe the amount you borrowed.

Can I keep a HELOC for an emergency?

It may help, but access is not guaranteed. A lender can limit borrowing in some cases. Keep that in mind as you plan for a surprise bill.

Does the fit check apply for a loan or check my credit?

No. It starts a chat about your goals. This website does not check your credit. Applying for a loan takes more details and forms.
