Give your budget some breathing room

Could I have more money left each month?

A lower payment can free up money each month. You could save more, cover other bills, or put it toward your next goal. That extra room is called cash flow.

Refinancing means replacing your home loan with a new one. Start with your goal. Then check the new payment, fees, and years to pay it back. More cash each month and a lower cost over time are two different goals.

Less cash upfront. A clear plan.

Can I add closing costs to my loan?

You may be able to add closing costs to the new loan. That means less cash upfront, but more debt to pay back. It also leaves you with less equity: your home’s value minus the debt on it.

01 / COSTS

Ask for a list of fees. Some money due at closing is for taxes or insurance, not a fee to get the loan. Check each part.

02 / EQUITY RECOVERY

Paying down your loan can build equity. A rise in home value can help, too. How long it takes depends on your loan and what your home is worth.

03 / YOUR GOALS

You may pay interest on fees added to the loan. Weigh that cost with the cash you may free up each month. Brandon can help you compare both.

More equity and loan savings are different

Your home’s value could rise with your old loan or a new one. It could fall, too. A rise in value alone does not mean the new loan saved you money. Compare the loans to see what each one does for your goals.

What matters most to you?

Lower payment or faster payoff?

A lower payment can make life easier now. A shorter loan can help you pay off your home sooner. It often has a higher payment but less interest in all. Choose with your budget and plans in mind.

Three goals to compare
Your priorityA path to compareWhat to check
Lower monthly paymentA new rate, more years to repay, or bothWhy the payment drops and what the full loan costs
Pay off soonerFewer years to pay it backThe payment, fees, and interest you might save
Keep your payoff goalA loan with about the same years left, if offeredThe payment, fees, and full cost without starting over for more years

This is a guide, not a loan offer. Loan choices and state licenses must be checked. Taxes and insurance can still change with a fixed-rate loan.

Start with the loan you have

What if I have a low rate now?

You can still compare your choices. A new loan might fit a new goal, even with a higher rate. Check the payment, fees, and full cost. Keeping your current loan is also an option.

Need cash but want to keep your rate? A HELOC or home equity loan usually lets you keep your first loan. You add a second payment. Your home backs that loan, so missed payments can put it at risk.

A new loan.
Clear answers.

Does no-closing-cost mean the refinance is free?

No. You may pay a higher rate, or the costs may be added to your loan. Ask how the costs are covered and what you will owe.

What should I have ready to discuss?

Bring a rough home value, what you owe, your rate, and your payment. Think about your goal, too. Do not send documents or account numbers through this form.

Does the fit check apply for a refinance or check my credit?

No. It starts a chat about your goals. This website does not check your credit. Applying for a loan takes more details and forms. Loan rules and your situation affect what you can get.
